1. Services

We provide residential cleaning services in Miami, Florida, including Regular Cleaning, Deep Cleaning, Move-In / Move-Out Cleaning, and Airbnb / Vacation Rental Cleaning. Each visit is scheduled for up to 4 hours. The scope of each service is described on our Website and at booking.

2. Bookings

Bookings made and paid online are confirmed when you receive our confirmation. Please provide accurate information about your property; the price of your service is based on the service type and home size you select.

3. Pricing

Services are priced per job, not per hour, based on the service type and home size. Homes with 5 or more bedrooms, or special requests, are quoted individually. If the property's size or condition differs significantly from what was described at booking, we will contact you before continuing.

4. Payment terms

Full payment is required at the time of booking. Your appointment is confirmed only after your payment is successfully processed. Online payments are processed securely by our payment processor.

5. Cancellations and rescheduling

If you cancel more than 48 hours before your scheduled start time, you will receive a full refund. If you cancel between 24 and 48 hours before your scheduled start time, you will receive a 50% refund. Cancellations made less than 24 hours before the scheduled start time are not eligible for a refund. To cancel, contact us by phone, WhatsApp, or email, or use the cancellation link in your confirmation.

You may reschedule at no charge if you do so more than 48 hours before your scheduled start time. Appointments cannot be rescheduled less than 48 hours before the scheduled start time.

We may reschedule due to weather, safety concerns, or circumstances beyond our control, and will notify you as soon as possible.

6. Access to the property

You agree to provide safe access to the property at the scheduled time and to tell us about entry instructions, gate or building codes, parking, and any areas that should not be cleaned.

7. Pets

An additional $50 charge applies to homes with pets and is added at checkout when you select "Pets in the home." Please tell us about your pets in the special instructions when you book.

8. Safety and service limitations

For safety reasons, our team may decline tasks that require climbing beyond standard step ladders, moving heavy furniture, handling hazardous materials (including biohazards, mold remediation, or pest infestations), or any condition the team considers unsafe. We are not responsible for pre-existing damage or for items that are not properly secured.

9. Valuables

Please secure cash, jewelry, and other valuables before your cleaning.

10. Damage and service concerns

If you believe something was damaged or you are not satisfied with a cleaning, please contact us promptly with details and photos so we can review it.

11. Refunds

Refunds for cancellations follow Section 5 and are issued to the original payment method.

12. Communications

By booking, you agree that we may contact you about your booking by email, phone, and WhatsApp.

Text messaging (SMS) program. VIP HouseKeeping Express LLC sends text messages only to customers who opt in using the optional SMS checkbox on our booking form at viphousekeepingexpress.com/book. Messages include booking confirmations, appointment reminders, schedule and service updates, and replies to your questions; we do not send marketing texts. Message frequency varies. Message and data rates may apply. Reply STOP to any message to opt out; reply HELP for help or contact info@viphousekeepingexpress.com or (786) 975-1140. Carriers are not liable for delayed or undelivered messages. You must be 18 or older to opt in. Consent is not a condition of purchase. 13. Website use

Website content is provided for general information and may change without notice. You agree not to misuse the Website or interfere with its operation.

14. Limitation of liability

To the fullest extent permitted by law, our liability for any claim related to our services is limited to the amount you paid for the service giving rise to the claim.

15. Governing law

These Terms are governed by the laws of the State of Florida.

16. Changes

We may update these Terms. The current version will always be posted on this page.
